1. Holiday cancellation is not included in the rental and should the hirer have to cancel the booking a refund will only be made if the property can be re-let for the period concerned.  Your holiday insurance should cover this if there is a sound reason. If successful the deposit and balance will be refunded less a £30.00 re-booking fee.  Notification of cancellation must be received in writing prior to the commencement of the date of the holiday.
  2. The period of let shall be from 4.00pm on the day of arrival and 11.00am on the day of departure unless otherwise stated.
  3. The contract confers on the hirer the right to occupy the accommodation for a holiday only and, in terms of section 12 (schedule 4, paragraph 8) of the housing (Scotland) Act 1988 is not an ‘assured tenancy’.
  4. The hirer must personally stay at the accommodation throughout the holiday and is solely responsible for the whole party.  Assignees and sub-tenants are prohibited. No more than the stated number may stay at the property.
  5. Payment will only be accepted via a secure PayPal Credit/Debit card link. The payment due date will be shown on the link. A deposit of £250 per week or 50% of the cost of your stay (if the let is for less than 1 week) must be paid to secure the booking.  The link will be sent after I have received the completed booking form by email. The balance is due 4 weeks before the start of the holiday and a PayPal link will be sent at this time. A damage deposit of £100 is required 7 days before occupancy and a PayPal link will be sent at this time. I will refund this in full provided no damage has been done to the property or contents and that no additional cleaning is required.
  6. The right is reserved to declare the contract void, the deposit forfeit and to re-let the accommodation should the balance not have been received within the time limit.
  7. The hirer undertakes to take all reasonable care in the use of the property and its contents, including the security of the property.  The hirer will report any damages, losses or breakages as soon as they occur.  The right is reserved to charge for repairs, losses or replacements necessitated by the negligent act or omission of any of the hirer’s party, guests or invitees.  If necessary, this may include an administration charge.
  8. Pets (maximum of 2) are permitted by prior arrangement only and at an extra cost of £15.  If this has been agreed, we ask you to keep pets under control.  They should not be allowed on the furniture and must sleep on bedding provided by the holidaymaker. Holidaymakers are liable for any damage caused by pets and are asked to remove all evidence of their pets from the house and the garden before departure.
  9. Secure Wireless Internet Access is available free of charge.
  10. Bookings will not be accepted from persons under the age of 18.
  11. We reserve the right to refuse bookings solely at our discretion.
  12. The hirer’s party will conduct themselves in such a fashion as to cause no undue noise, annoyance or disturbance to neighbouring proprietors or occupiers.
  13. The hirer undertakes to leave the accommodation clean and tidy.  The right is reserved to make a charge for extra cleaning if the accommodation is not left in a satisfactory condition.
  14. The description of the property is as accurate as possible but cannot be warranted, nor does the description form any contract.  The right is reserved to alter or improve the property without notice.
  15. Should I have to cancel the holiday for any reason, every effort will be made to find suitable, alternative accommodation.  If this is not possible, an immediate refund will be made of all monies paid by the hirer to me for the accommodation booked.  No further financial claims will be considered.
  16. As far as the law allows, I will take no responsibility for loss, damage or injury to the hirer or any of the party as a consequence of this agreement or the occupancy following thereon.
  17. The hirer will indemnify Mrs Sheila Urquhart against loss, damage or injury sustained to the property or persons as a result of any breach of these conditions or arising from the fault of the hirer or any member of the hirer’s party.
  18. The proprietor or her agents, whomsoever, reserve the right to enter the property at any reasonable time.
  19. New condition due to damage.  Candles are not permitted to be lit in the chalet.
  20. Every effort has been made to ensure an enjoyable and comfortable occupation.  If, however, there is any cause for complaint, I am anxious that remedial action is taken as quickly as possible.  It is essential that the hirer lets me know so that any complaints can be speedily resolved.
